Water drawn from wells and irrigation lines here runs iron-rich, leaving orange rust staining on driveways, walkways, and the bottom few feet of walls. Humidity and the heavy oak canopy over the older streets do the rest, loading roofs, shaded walls, fences, and flatwork with algae, mildew, and tannin streaking. Up on the sandy, well-drained Lake Wales Ridge, no two homes are surfaced quite alike, so each stains at its own pace and takes its own approach.
We match the method to the surface instead of raising the pressure. Most of a house gets a low-pressure soft wash, where the solution does the work instead of the water, so stucco and painted wood come clean and stay sound. Roofs get that same gentle treatment, and iron staining gets a dedicated rust treatment, which is why rust work and soft washing usually land on one visit.
If your driveway has gone orange or a shaded wall has gone green, call 863-338-6313 for a free estimate on your Lake Wales property and we’ll walk you through exactly what to expect before we start.
Roughly four out of five of our jobs are residential, with a steady commercial side running alongside them. Same standards either way; scheduling is what changes.
Across Lake Wales homes, we clean vinyl siding, block stucco, brick, metal, painted wood, concrete, and pavers.
Timing differs by service. Under the oaks gutters need clearing every three months, windows hold their look for three to six months, and a roof wash carries past a year.
Commercial work follows the same methods, with scheduling built around you.
We handle retail and commercial buildings such as those on the US-27 corridor near Eagle Ridge Mall, apartment and multi-family complexes, and HOA-managed communities like the gated ones on the Ridge. Work is commonly scheduled after hours when a business needs to be closed. For complexes and HOAs we agree on a day-by-day plan with the property manager first, so residents get notice. The manager gets before-and-after photos as each area is finished.
Customers tend to mention the same handful of things, and those are the standards we hold on every job.

We’re a faith-led company, and it shows in how we deal with people. We lead with honesty and integrity, and we treat you the way we’d want to be treated. We’re not just cleaning houses; we’re helping families feel proud of where they live.

Every estimate and every job is performed or personally overseen by our owner. The person who quotes your property is the person accountable for the work, so you always know who’s pulling into your driveway.

We started as window cleaners, and the habit of checking small things came with us. Even in the middle of a pressure wash we’re watching your glass, the way a good chef wipes the edge of the plate before it goes out.

Our neighbors voted us a Nextdoor Neighborhood Favorite four years running, 2021 through 2024. That one comes straight from the people who live around the work.

Before any solution goes on, we pre-rinse and cover your greenery, protect outlets and fixtures, and plan around pets and kids. Your property comes first, so if a surface can’t be cleaned safely, we say so and work around it.

We run high-volume 8–10+ GPM machines, soft-wash systems, and purified water-fed poles, and we’re a certified F9 BARC rust-removal applicator. A backup machine rides along on every job, so equipment trouble never moves your date.
Here’s how a job runs, from your first call to the follow-up a few days after we leave.
Reach out online or by phone. Our owner asks about the property and what’s bothering you most, and listens before quoting anything. Phones are answered Monday through Saturday.
For accuracy, our owner prefers to look in person, take photos, and walk you through how the price is built: square footage, surface type, complexity, and distance. A simple single-service job, such as a standard driveway, can be quoted over the phone.
You get a straightforward estimate that spells out everything the job includes, and a deposit reserves your date.
Ahead of the visit, automated text and email reminders go out with your arrival window and a short prep checklist, handled through The Customer Factor.
Protection comes first: plants pre-rinsed and covered, outlets and doors taped off, pets kept inside. On houses the soft-wash solution goes on from the bottom up so gravity carries it down through the worst of the buildup, then we rinse from the top down. Block-stucco homes on the Ridge sometimes need a second pass to reach into the stucco’s ridges. Flat surfaces get a wide surface cleaner with a turbo nozzle for the driveway channel, glass and panels get a purified water-fed pole, and roofs get low pressure only. We usually connect to your water, which adds only a few dollars to your bill. If you can’t be on site, progress photos come through a secure link.
We walk the results with you, then send the invoice through the same secure link most customers pay from, and follow up with a thank-you a few days later.
Pricing is built on square footage for houses and roofs, per unit for windows and solar panels, and a flat starting rate for gutters, driveways, and fences. Distance and surface complexity adjust it from there, and every estimate is free.
A few ways to bring the total down:
A Maintenance Plan keeps your property on a set schedule so you never have to remember to call. Gutters are the most common one. From $100 per visit, we put you on a quarterly rotation and keep your gutters clear, one less thing to worry about. Windows go back on the calendar every three to six months, panels twice a year. Plan customers are the ones our 3-year price lock covers. Ask us about a maintenance plan. We’ll keep your property on a regular schedule so it always looks its best.
If something isn’t right, tell us. We’ll drop what we’re doing and make it right. We’re not perfect, but give us the chance and we’ll fix it. That’s our integrity.
Your roof should stay clean for over a year after we treat it.
Lake Wales holds onto its own character, from the quiet streets near the center of town down to the lakefront. We treat every property here the way we’d want ours treated. Our owner also spends part of every week doing Bible volunteer work, and that habit of showing up carries into the work we do for you.
You’ll find us around the spots that anchor the city:
Most of our work lands around downtown, the gated neighborhoods along the Ridge, the Crooked Lake and Lake Wailes lakefronts, and the newer subdivisions off the highway.
Tell us what you’re seeing and we’ll tell you what it will take. Call 863-338-6313 and mention every surface you’d like looked at, right down to the ones you’ve stopped noticing. On a Lake Wales property that usually means the driveway and the shaded walls in the same trip, and the more we can see at once, the better we can price the whole job.
