Lakeland’s climate is hard on a commercial exterior. Hot, wet summers and year-round humidity feed algae, mildew, and organic growth on almost any facade left untreated, and it takes hold fastest on the shaded, damp sections of a wall. A streaked, spotted building is one of the first things a customer or tenant notices, and it reads as neglect even when everything inside is running well.
We clean commercial building exteriors with the same gentle soft-wash method we use across our pressure washing services , scaled up with high-volume equipment for large exteriors. Because a working building can’t shut down for a wash, we schedule around your operation, including after hours.
When you’re ready to talk through your building, call Cleaner Outlook at 863-338-6313.
Here’s what sets our commercial building washing apart on a large exterior.

We run high-volume 8 and 10 GPM pressure washers plus a 36-inch surface cleaner, a volume-over-pressure approach that finishes a large exterior efficiently and keeps our time on your property short. We also carry a backup machine on every job, so a breakdown never delays your work; we’d rather not inconvenience you over something on our end.

We hold a city water account with permitted fire-hydrant access for large commercial jobs, and we carry 525 gallons on the trailer. On a big or multi-building property, that means the water supply is never the bottleneck, and we can service a large facility without leaning on a couple of limited on-site spigots.

The person who gives you the estimate is the one accountable for the work. Every job is done or personally overseen by our owner, Dane, with nothing subcontracted out and no guessing about who shows up. For a commercial account, that’s a single point of contact from the first walkthrough to the final sign-off.

We treat your property the way we’d treat our own. That means guarding your landscaping, fixtures, and water features from start to finish, and it means we’ll pass on a section that can’t be cleaned safely rather than risk damage to get it done. When that happens, we tell you exactly why.

We came up as window cleaners, and the habit of looking closely never left. Even on a building wash, we’re mindful of your glass and seals, not just the walls. It’s the difference between a clean wall and a building that looks finished.
Reach out by phone or online, and for a commercial building we’ll come out for an on-site walkthrough. We look at size, surface, height, and access, along with any complications like oil staining, irrigation or well-water rust, or ponds and wildlife nearby. Where heavy grease is involved, we can bring our hot-water unit, which we reserve for commercial degreasing work. Then you get a clear, honest written estimate that explains exactly what shapes the cost. The estimate is free.
Once the date is booked with a deposit, we set a time that fits your operation. Before the day arrives, you’ll get automated reminders with an arrival window, so nobody is caught off guard.
Before any solution goes on, we pre-rinse and cover landscaping, tape and protect outlets and fixtures, and steer water away from ponds, lakes, and wildlife. We don’t run a water-reclamation system; instead, runoff is controlled by careful rinsing before, during, and after, and by directing where the water flows.
The wash itself is low pressure, never a high-pressure blast that could damage the facade. Our soft-wash systems apply a sodium hypochlorite solution with a surfactant from the bottom up, so it dwells where algae accumulates, then we rinse from the top down. The 36-inch surface cleaner and our 8 and 10 GPM machines move quickly across large facades and adjoining flatwork, including the parking lot and garage when it’s part of the same visit, and near glass we switch to an M5 twist nozzle to widen the spray and protect windows and seals.
When the work is done, we walk the finished building with you or your manager and confirm the result meets expectations. We don’t invoice until you’re satisfied, and most customers pay the balance through the same secure link after the job.
Every commercial building is quoted per property after an on-site walkthrough, because no two buildings are quite the same. Walking it first lets us catch what a photo misses, so the number you get is accurate. Most commercial work lands within our published package range.
We can clean after hours, off-peak, or on a weekend so the work never gets in the way of your business or your tenants. On a multi-building or managed property, like an apartment complex, we email a day-by-day area plan to the property manager ahead of time, so tenants can be told in advance which sections are being cleaned and when. We’ll also sort out access ahead of time, including gates, parking, and where we can tap water, so the crew isn’t held up when it arrives. We work through the property one area at a time to keep disruption low, checking in with the manager as the crew moves from one building to the next. When each area is finished, we share a before-and-after photo link with the manager, so approvals can happen without anyone needing to walk the site in person.
The best way to stay ahead of buildup on a commercial property is to clean before it shows, not after. Ask us about a maintenance plan; we’ll keep your property on a regular schedule so it always looks its best. We set the cadence to fit the building, and each visit stays small and quick because algae and mildew never get the chance to take over in the Florida humidity.
If something isn’t right, tell us. We’ll drop what we’re doing and make it right. We’re not perfect, but give us the chance and we’ll fix it. That’s our integrity. That promise covers every job we do, commercial accounts included.
For recurring commercial accounts, there’s one more piece of reassurance. Loyal customers get a 3-year price lock; your price stays the same, even as costs rise, so a recurring account stays easy to budget for.
We manage runoff by rinsing before, during, and after the job and by directing water away from ponds, lakes, and wildlife. We don’t use a water-reclamation system, so that control comes from careful rinsing and steering the flow rather than from a machine. Landscaping is pre-rinsed and covered wherever it’s needed, and our solutions are diluted and thoroughly rinsed. For safety, we also won’t clean directly around koi ponds or areas with exposed, uncovered electrical outlets; we’ll take care of everything else and explain why.
No. As long as we have access, you don’t need to be on-site and the building doesn’t have to be closed to the public. We schedule around your operations, including after hours when that’s easier. For a managed community, we coordinate the same way we handle HOA exterior cleaning, sending a before-and-after photo link so a manager who can’t be present can still review the work.
Our soft-wash method is safe on the common commercial exterior surfaces we clean: vinyl, stucco, brick, metal, and painted wood. Vinyl clears the fastest, while stucco’s ridged surface sometimes needs a second application to fully lift the buildup. Varnished or stained wood trim isn’t chemical-washed, so we work carefully around it. Because the method is gentle and low pressure, it lifts algae and mildew without blasting the facade.
When your building’s exterior is ready for attention, we’ll come take a look and put together a free, no-obligation estimate. A clean, streak-free facade tells every Lakeland customer and tenant that the business inside pays attention to the details. We’d be glad to help your building make the same impression.
