Mulberry sits in the phosphate and fertilizer belt, so industrial and mineral dust settles onto siding, walls, and flatwork on top of the algae and mildew that heat and humidity grow here all year. Well water runs heavy with iron, and it leaves rust staining wherever the sprinklers reach. Homes take that load differently depending on what they’re built from: painted wood and block in the town core, manufactured homes, newer block-stucco off SR-60, and acreage with outbuildings and long driveways.
We clean all of it, and we match the method to the surface. Siding, older painted wood, and manufactured-home exteriors get a gentle soft wash. Concrete and paver flatwork get a surface cleaner. Rust staining gets its own dedicated treatment, which is what actually lifts it.
If the buildup on your property has gotten ahead of you, call 863-338-6313 and we’ll come take a look and give you a straight answer on what a wash will lift and what needs its own treatment.
Most of our Mulberry work is residential, with a steady commercial side. We take on commercial properties such as the businesses along the SR-60 corridor and buildings around the downtown civic core. Homes and businesses get the same standards, and the scheduling is what changes.
Every surface behaves a little differently: vinyl and block rinse quickly, stucco holds growth down in its texture, painted wood wants a lighter touch, and concrete and paver flatwork clean up best under a surface cleaner.
There are a few things we tell every customer before we start. Oil we can treat, though how much lift depends on the stain’s age and any earlier treatment, so we’ll show you what to expect first. Lichen comes off, and where it has gripped hard it can leave a shadow on the surface. Galvalume metal roofs are the one surface we send elsewhere, because the wash that safely cleans every other roof discolors Galvalume, and protecting your roof matters more to us than booking the job.
On timing, most owners here clean once the buildup starts to show. If you’d rather stay ahead of it, gutters do well quarterly under heavy tree cover, windows hold three to six months, solar panels twice a year, and a roof wash should carry you past a year.
Commercial work runs on the same methods, sized up for bigger walls and wider lots.
We’re equipped for work like the businesses and offices along the SR-60 corridor, the civic and municipal buildings around the downtown core on South Church Avenue, and apartment and HOA-managed communities including the Imperial Lakes area. If a business needs its doors closed while we work, we come after hours. Apartment and HOA jobs run off a day-by-day area plan agreed with the property manager, so residents know in advance and the manager receives a before-and-after photo link as each building is finished.
These are the reasons our customers give when they send us to a neighbor, and they’re the standards we hold on every job.

We’re a faith-led company, and it shows in how we work: honesty, integrity, and treating people the way we’d want to be treated. Cleaning a house is really about helping a family feel proud of where they live.

Our owner performs or personally oversees every estimate and every job. Nothing is outsourced, so you always know who is on your property and who to talk to about it.

We run high-volume machines, soft-wash systems, and purified water-fed poles, and we’re a certified F9 BARC rust-removal applicator. That range is the point: iron staining and roof algae call for different tools, not one setting turned up.

Before anything goes on a wall, we pre-rinse and cover your greenery, protect outlets and fixtures, and plan the day around your pets and kids. If part of a property can’t be cleaned safely, we say so up front and take care of everything around it. Your home gets treated like ours.

We started out cleaning windows, so that eye for detail carries into everything else. Even on a wash day, we’re watching your glass, the way a good chef wipes the edge of the plate before it leaves the kitchen.

Our neighbors voted us a Nextdoor Neighborhood Favorite four years running, 2021 through 2024. That vote comes from the people who see the work up close, on the streets where they live.
Reach out online or by phone. Our owner asks about the property and what’s bothering you before anything else, because what you’re seeing tells him what the job needs. One straightforward service, like a standard driveway, can be priced on that call.
Anything bigger, we come look at it. We take photos and walk you through how the price is built: square footage, surface type, complexity, and distance. Oil, rust, and mineral staining are the ones we always want to see for ourselves before we put a number on them.
You get a transparent estimate with no hidden fees, and once you approve it, a deposit puts you on the calendar.
The day before, automated text and email reminders go out with your arrival window and a short prep checklist, so nothing about the morning is a guess.
We walk the property with you first so we agree on what’s getting cleaned. Then protection goes in: greenery pre-rinsed and covered, outlets and doors taped off, pets kept indoors. From there every surface gets its own setup, with the spray widened near windows to protect the seals, a wide surface cleaner and a turbo nozzle on the flatwork, a water-fed pole and purified water on glass and panels, and a harness and roofing shoes for anything on the roof. On the semi-rural properties out here, that pass covers the outbuildings and the length of the driveway, not just the house. We usually connect to your water by arrangement, which adds only a few dollars to your bill, and we carry a backup machine so equipment trouble never costs you your appointment.
We review the results with you, then send the final invoice through the same secure link that carries your progress photos when you can’t be on site. We ask for a review while the work is fresh, and we follow up with a thank-you a few days later.
Pricing follows the service: square footage on a house wash and a roof, per pane on windows, per panel on solar, and a flat starting rate on driveways, fences, and gutters. Estimates are free.
Two ways to save on a visit:
If you’d rather not track any of that yourself, a plan handles it for you. From $100 per visit, we put you on a quarterly rotation and keep your gutters clear, one less thing to worry about. For everything else, the interval is set by the service and the property. Ask us about a maintenance plan and we’ll keep your property on a regular schedule so it always looks its best. Plan visits carry the same satisfaction guarantee as a one-time job.
If something isn’t right, tell us. We’ll drop what we’re doing and make it right. We’re not perfect, but give us the chance and we’ll fix it. That’s our integrity. Our owner takes those calls himself.
Your roof should stay clean for over a year after we treat it. That’s the standard we hold our roof work to, and we stand behind it.
Mulberry is a small, semi-rural town that’s proud of its phosphate roots, and we’re a locally owned company that works here because we live here. Our owner spends time every week doing Bible work in the community, and the way he treats people there is the way this business runs.
You’ll find us around the spots that anchor the town:
Most weeks our trailer is parked somewhere between the older homes downtown, the newer subdivisions out along SR-60, and the Imperial Lakes community.
Call 863-338-6313, tell us what you’re looking at, and we’ll price it on the phone if it’s straightforward or come see it in person if it isn’t. Seeing the surface is how we get the number right, especially with the dust and rust these properties carry. There’s no obligation, and your date is set once you approve the estimate and send the deposit.
