Auburndale sits in a cluster of lakes, and the lots around Lake Ariana and Lake Juliana stay shaded and damp enough to keep algae and mildew active all year, not just in summer. Oaks over the older downtown streets drop tannin and leaf litter that stain the longer they sit. The newer lakefront subdivisions are mostly block stucco with paver driveways and pool decks, and those surfaces hold moisture longer than a plain wall does.
We soft wash instead of blasting, so nothing gets driven into stucco or past a window seal. We protect the property before any solution goes down, and the surfaces that stay damp longest get the extra time they need. Siding, decks, and flatwork come back clean with the finish and the landscaping intact.
Most owners here have the house and the pool deck cleaned ahead of the warm season rather than waiting for growth to take hold. Call 863-338-6313 for a free estimate on your Auburndale property.
Most of our Auburndale work is residential, with a steady commercial side. We handle commercial properties such as downtown office and civic buildings, apartment communities, and HOA-managed lakefront neighborhoods. The standards are the same on both; the scheduling is what changes.
Block stucco dominates newer Auburndale construction, with vinyl siding, brick, metal, and painted wood across the older neighborhoods. The material sets the method: siding, brick, and metal take the same gentle soft wash, textured stucco gets more time on the wall, and flatwork runs under a surface cleaner.
Shaded lots rebook sooner than open ones, and gutters under heavy oak need clearing about every three months.
Commercial work runs the same methods and standards, with the schedule built around your operation.
We work after hours when the job needs the business closed. On apartment and HOA jobs we email the manager an area plan first and check in as we go, and residents are notified by their management. Managers who cannot be on site get a before-and-after photo link.
The same few things come up from homeowners and property managers alike. They are the standards we hold on every job.

We’re a faith-led company that believes in honesty, integrity, and treating others the way we’d want to be treated. We don’t just clean homes. We help families feel proud of where they live. We’re locally owned, and our customers are neighbors we expect to see again.

Every estimate and every job is performed or personally overseen by our owner: no outsourcing, no shortcuts, no wondering who’s showing up at your property. That is one person accountable from estimate to final walkthrough.

We pre-rinse and cover your greenery, protect outlets and fixtures, plan around pets and kids, and refuse jobs that put your property at risk. Your home gets treated like our own. It is the part of the job most people never see.

We started as window cleaners, so we bring that eye for detail to everything. Even when we’re pressure washing, we’re watching your windows, much like a good chef wipes the edge of the plate before serving.

We run high-volume 8–10+ GPM machines, soft-wash systems, and purified water-fed poles, and we’re a certified F9 BARC rust-removal applicator: the right tools, used the right way. A second machine rides along on every job, which is how we keep the date we gave you.

We’ve been voted a Nextdoor Neighborhood Favorite four years running, 2021 through 2024. That one is voted on by neighbors, not claimed by us.
Here is how a job runs, from your first call to the follow-up a few days after we pack up.
Reach out online or by phone. We ask about the property, what’s bothering you, and what you want the result to be, before we quote a number. Phones are answered Monday through Saturday.
For accuracy, our owner prefers to see the property in person, take photos, and explain how the price is built from square footage, surface type, complexity, and distance. Simple jobs like a standard driveway can be quoted by phone. We usually connect to your water by arrangement, which adds a few dollars to your bill.
You get a transparent estimate with no hidden fees, and a deposit on the booking link reserves your date.
A text and an email land the day before with your arrival window and a short prep checklist, sent through The Customer Factor.
We start by covering plants, taping off outlets and doors, and asking that pets stay inside. The solution goes on low, gets time to work through the buildup, then rinses from the roofline down with our high-volume pressure washers. Flatwork runs under a large surface cleaner with a turbo nozzle for the driveway channel, and glass and solar get the purified water-fed pole. On Auburndale’s shaded lakefront lots we often give stucco a second application, because the ridges hold growth deeper than a flat wall does. Light rain helps the rinse along; thunderstorms stop the work and we come back.
We review the results with you, send the invoice through the same booking link, and follow up with a thank-you a few days later. If you cannot be on site, progress photos reach you as we work.
Pricing runs on square footage for house washing and roofs, per pane on windows, per panel on solar, and flat starting rates on gutters, driveways, and fences. Travel distance and surface complexity adjust the figure. Estimates are free.
Two ways to bring the total down:
Gutters are the easiest service to put on a set schedule. From $100 per visit, we put you on a quarterly rotation and keep your gutters clear. One less thing to worry about.
Other services work on a schedule too. Ask us about a maintenance plan: we’ll keep your property on a regular schedule so it always looks its best. Windows are typically every three to six months, solar twice a year, and commercial accounts on whatever cadence the property needs.
If something isn’t right, tell us. We’ll drop what we’re doing and make it right. We’re not perfect, but give us the chance and we’ll fix it. That’s our integrity. Our owner takes those calls himself and acts as soon as he hears about it.
Your roof should stay clean for over a year after we treat it. A soft wash treats what is actually growing on the shingles, which is why the result holds instead of coming back in a few months.
Auburndale is a small city built around its lakes and a compact downtown core, and most of the people we work for live within a few miles of us. Our owner spends a few hours every week volunteering with a Bible study, and that habit shapes how we treat the people who hire us.
You’ll find us around the spots that anchor the city:
Most weeks our trucks are somewhere along Lake Ariana or Lake Juliana, in Water Ridge, or on the older streets near downtown.
Estimates are free, and we would rather look at your property than guess at it. Shaded lakefront lots and stucco walls are worth seeing up close, so we will walk the property with you, explain what each surface needs, and give you a number you can rely on. Call 863-338-6313 and we will set up a time.
